Atlanta Zoning

07/14/22

Welcome to Ultraground. We bring you the shiny little pieces of information from your local zoning meetings.

July 14th Approvals:

  • 619 Units of multifamily

  • A duplex in a SFR neighborhood

Multifamily Title
Atlanta Multifamily Units

1314 Murphy

Capitol View | 5 Acres | 545 Units | 111 Affordable Units

This is a great amount of density.

1 Block away from industrial development. 60% AMI. Car-free for the residential. Future BeltLine comes right through the site.

They used mobility credits for the residents. This is a check residents can apply to ridesharing.

The second greatest expense is, outside of your rent, your transit and mobility cost.

Joel Dixon, Developer

Approved conditional on:

▻ 5% of the units at 60% AMI

554 University

Pittsburgh | 2.12 Acres | 74 Units

50/50 split 10% affordable at 60% AMI. The for-sale affordable units would be part of the land trust.

This is the same developer as above.

Approval, conditional on:

▻ Traffic study

▻ 10% of for-sale units offered at 80-120% AMI

Atlanta Duplex

569 Amsterdam

Virginia-Highland | 1 Duplex

Gentle density comes to an all-R-4 neighborhood. Staff recommendation was denial, but the whole neighborhood came out to change their decision.

Yeah, you heard that right, an SFR neighborhood in support of density.

Crane Maker

This week's Crane Maker is Joel Dixon. He led the presentation for not one massive development, but two.

Joel knows his stuff. He described complex topics like mobility credits in simple terms like 'It's a check for ridesharing'.

Joel makes it crane.

▻ Ghost kitchens now get more parking and load requirements.

▻ Laboratories and research facilities are now permitted by right in SPI-16.
