Atlanta Zoning Review Board

06/09/22

Atlanta ZRB June 9th

Welcome to Ultraground.

We go to zoning meetings for you, looking for projects and rule changes. Kinda like the metal detector that one guy brings to the beach.

June 9th Approvals:

  • Campbellton Road Overlay

  • 325-Unit Multifamily

  • 28-Unit Townhomes

Commercial Title

Campbellton Road Overlay

Southwest Atlanta

There's a new overlay that encourages commercial and residential development along Campbellton Road. This road is a major connector in southwest Atlanta. This overlay encourages use for pedestrians and those traveling through.

It will limit things you wouldn't want to push a stroller past. Like cemeteries, car sales, and nightclubs. Plus, it limits convenience stores and supportive housing.

New Multifamily
Almond Park Development

Woodrow Street

Oakland City

Woodrow was originally an industrial site, but it's being developed into a multifamily complex.

The development didn't just slide through zoning approval, though. The board made conditions such as requiring certain uses for the commercial space, like restaurants, bars, coffee shops, delis, etc.

They also required that parking be screened with landscaping, and that office space, commercial greenhouses, and bicycle repair shops be included in the development. Plus, they tacked on an additional 5% of affordable housing at 80% AMI.

25 of these 325 units are townhomes.

New Townhomes Title
Almond Park Development

Almond Park

Almond Park Neighborhood

28 homes are being developed in a single-family neighborhood. The mix is 18 Townhomes 3 detached single-family residential and 7 cottage style homes.
